WHAT IS A NEW BUILD SNAGGING INSPECTION ?

A new build snagging inspection is an independent inspection carried out on a newly constructed property to identify defects, poor workmanship, incomplete finishes, and items that may fall outside acceptable building tolerances.

These inspections can be carried out either pre-completion prior to handover, or post-completion during the initial defect reporting period typically provided by the builder or developer. However, inspections carried out before handover are generally recommended, as this gives the developer the opportunity to rectify identified issues before ownership and occupation take place.

The inspection is designed to provide homeowners with a detailed professional report highlighting defects or workmanship concerns that may require attention. Common issues can include cosmetic imperfections, cracking, uneven finishes, sealant defects, poorly fitted components, incomplete works, moisture concerns, and general workmanship issues.

All inspections are visual and non-invasive and include detailed photographic evidence and supporting comments to help homeowners clearly understand the condition of the property at the time of inspection.

WHY DO I NEED AN INDEPENDENT INSPECTION ON A NEW BUILD PROPERTY ?

Even newly constructed homes can contain defects, unfinished works, installation issues, or poor workmanship. An independent inspection provides an unbiased assessment of the property and helps ensure issues are identified before handover, giving homeowners greater confidence and an opportunity to have defects addressed by the builder.

WHAT TYPE OF DEFECTS DO YOU COMMONLY FIND?

Common issues identified during inspections include cracking, uneven finishes, poor paintwork, defective sealants, water ingress, moisture issues, flooring deviations, incomplete works, damaged fixtures, poorly installed components, and workmanship concerns. Every inspection includes detailed photographic evidence and clear explanations of identified defects.

WHAT IF THE BUILDER OR DEVELOPER DOES NOT RECTIFY THE ISSUES IDENTIFIED ON THE REPORT?

Our inspection reports are designed to provide clear, independent documentation of defects, workmanship concerns, and incomplete items observed at the time of inspection. While we cannot force a builder or developer to carry out rectification works, the report can assist homeowners when raising concerns during the handover or maintenance period.

In many cases, documented defects supported by photographs and clear reporting help strengthen communication with the builder and support requests for rectification under applicable building warranties and consumer protections. In any legal or contractual dispute, obtaining professional documentation is often one of the most important steps a homeowner can take. Independent inspection reports can help provide supporting evidence of the property’s condition at the time of inspection and may strengthen the homeowner’s position where concerns or disputes arise.

CAN I RESCHEDULE MY BOOKING?

Yes, bookings can generally be rescheduled provided changes are made at least 48 hours prior to the scheduled inspection time.

Please note that changes or cancellations made within 48 hours of the booking may incur a charge, as late changes can result in lost work and reserved inspection time for our surveyors.

CANCELLATION FEES

If you wish to cancel your inspection appointment more than 48 hours prior to the scheduled booking time, you will receive a full refund of any deposit or fees paid.

Cancellations made within 48 hours of the scheduled inspection may result in 25% of the inspection fee and any deposit paid becoming non-refundable, as late cancellations can result in reserved inspection time and loss of work for our surveyors.

HOW LONG WILL AN INSPSECTION TAKE ?

Inspection times can vary depending on the size, condition, and complexity of the property. Most inspections typically take between 2–4 hours to complete, particularly where multiple defects, incomplete finishes, or workmanship concerns are identified.

 

Additional time may also be required for larger homes, double-storey properties, or where moisture testing, thermal imaging, or detailed defect reporting is carried out. All reports are prepared carefully to ensure findings are properly documented with clear photographs and supporting comments.

WHEN SHOULD I BOOK A PROPERTY INSPECTION 

We recommend arranging your inspection as soon as you receive the keys to the property and before moving any furniture or personal belongings into the home. This gives our inspectors the best opportunity to identify defects, damage, incomplete finishes, and workmanship issues without obstruction.

Early inspections also help reduce the likelihood of builders or developers disputing responsibility for defects after occupation, as many developers only allow a limited period for homeowners to report initial snagging or handover concerns. Carrying out an independent inspection before moving in also helps provide clear documentation of the property’s condition at the earliest stage possible.
